Colorado assumable mortgage guide

A different loan.
A new way
to compare homes.

An eligible mortgage assumption may let you take over the seller’s existing loan terms. Explore the payment, the cash gap, and the approval process before deciding whether it fits your move.

What is an assumable mortgage?

A home purchase.
An existing loan.

In an approved assumption, a buyer takes over responsibility for an eligible existing mortgage instead of replacing that balance with a new loan. A favorable existing rate may help, but the remaining term, mortgage insurance, fees, and funds needed to complete the purchase all matter.

For buyers

Compare the whole picture.

Ask the seller and servicer to confirm assumability, the current principal balance, interest rate, remaining term, monthly payment components, and application requirements. A listing description alone does not establish that you qualify.

For sellers

Know what transfers.

Ask the servicer about the approval process and release of liability. For a VA loan, discuss entitlement separately: release of liability and restoration or substitution of entitlement are distinct issues.

Payment and cash-gap illustration

A lower rate is
one part of the story.

Compare principal-and-interest payments using the same loan balance and term. Then estimate the purchase-price gap that the assumed loan would not cover.

Rates are examples entered by you, not current market quotes or available loan offers. This does not compare APR or total borrowing costs and does not determine financing eligibility.

Both payment examples use this same term.

Purchase-price gap

P&I means principal and interest only. Excludes taxes, insurance, mortgage insurance, HOA dues, assumption and closing costs, other liens, and any second-loan payment. The gap is purchase price minus assumed balance; it is not a full cash-to-close estimate. Additional financing is not guaranteed and would change the comparison.

Discuss My Assumption Questions ↗
Before making an offer

Bring the right
questions to the table.

Confirm details with the loan servicer and relevant professionals before relying on a rate or payment in your budget.

  • Get written confirmation of assumability and borrower qualification requirements.
  • Verify the current balance, rate, term, fees, and payment breakdown.
  • Work out how you would cover the equity gap and closing costs.
  • Confirm the servicer’s process, documentation, and expected timing.
  • For sellers, review release of liability; for VA loans, ask about entitlement consequences.
  • Obtain lender preapproval and sign your buyer’s agent agreement before home showings.
Military moves and VA loans

PCS planning?
Ask about the existing loan, too.

An assumption may be relevant to a military move, but do not assume it automatically restores a seller’s VA entitlement or qualifies a buyer. Discuss the specific loan with the servicer and VA, and build flexibility into your PCS timeline.

Assumption questions

Understand the terms
before the opportunity.

Is every mortgage assumable?

No. Eligibility and approval depend on the specific loan and applicable program requirements. Confirm with the servicer rather than relying on an advertised rate.

Does a lower rate guarantee a lower total cost?

No. Compare remaining term, mortgage insurance, fees, cash needed, and any additional financing. The calculator compares only principal and interest on the same balance over the same term.

How do I cover the difference between price and loan balance?

Discuss available cash and whether any additional financing is permitted and obtainable with the servicer and lender. The calculator’s gap excludes other closing costs and is not a financing commitment.

Do you show live assumable listings here?

This page provides curated links to existing property pages, with the date listing status was checked. It is not a live inventory feed, and the mortgage terms have not been verified with a servicer. Open the property pages for current details and contact the team about loan verification.

Can a buyer rebate apply?

Ask the team about the commission and agreement for your transaction. The buyer program offers 50% of commission received, reduced where needed to preserve a $6,500 brokerage minimum, subject to lender and closing requirements.
